We at The “Scotty” Network
have developed a non-traditional method of selling houses. Based on client
surveys, there is no doubt this has raised the satisfaction level of our
buyers and sellers. We realize that you will ultimately judge us on
process, attitude and results. Our aim is to please you in all three.
As such, one particularly
important part of our service strategy is our team approach to buying or
selling Real Estate. Traditional agents handle most or all of the details
in every transaction. Showing property, writing contracts, coordinating
Title and Escrow, financing, multiple inspections, loads of disclosures,
possible repairs and massive communications are required for every single
transaction. Any single detail not handled correctly, could potentially
lead to a failed transaction or even a lawsuit.
Therefore, traditional
agents are forced to become proficient in managing, marketing AND
administration. Few people possess the ability to excel in all three
areas. And worse, even if an agent was proficient in all three; every time
that agent was in a meeting, showing property or taking time off, your
transaction and your access to it; are often essentially set aside and
unavailable.
By working as a team, we
are able to simultaneously do all of the critical tasks needed to deliver
the best results such as:
A) Constantly looking for
qualified sources of buyers and sellers through aggressive prospecting
programs via telephone, door to door and massive promotional campaigns.
B) Present our services to
qualified buyers and sellers and make agreements to represent them
exclusively.
C)
Show as many homes as possible
to as many buyers as possible.
The adage" Agents don't sell
homes, homes sell homes" is a fact of this business. Our job is to make the
connection.
D) Negotiate contracts and
mid-transaction items (repairs, etc.)
E) Follow up on the myriad
of details involved in opening, servicing and closing your escrow. Critical
details such as inspections, disclosures, appraisal, title, repairs,
insurance, settlement and many other items must be meticulously
coordinated. Massive communication is required between you (via our
company) and all the various service providers.
F) Keep you informed and
be available to answer your questions. Our policy is to always return your
calls within 24 hours Monday through Friday between 9:00 a.m. and 8:30 p.m.
